Role Description/Purpose of the Work
Implement the task of searching for and developing real estate projects within the assigned scope in order to achieve the goals, plans, and KPIs set
RESPONSIBILITIES
1. Real Estate Project Search and Implementation
o Execute the search and initiation of real estate projects within the assigned territories.
o Develop comprehensive work plans and project timelines for approval by leadership.
o Gather and consolidate information on land use planning and architectural zoning within the managed areas. Report and propose effective strategies to ensure optimal project discovery and development.
o Collaborate directly with relevant government authorities and local stakeholders to address and resolve any issues arising during the search and implementation phases.
o Manage capital settlement processes for project investments in accordance with company policies. Participate in contract settlements during project execution.
2. Investment Efficiency Analysis and Evaluation
o Conduct thorough analysis and risk assessment to evaluate investment returns. Based on findings, recommend development strategies and investment options.
o Assist in drafting investment plans and financial projections for each project, and prepare investment presentations and reports on investment efficiency.
3. Detailed Planning Coordination
o Work closely with contractors and other involved units to finalize project planning documentation.
o Engage with local authorities to align on planning tasks, and collaborate with government bodies to submit, review, and approve project planning documents.
4. Legal Procedures for Project Investment
o Manage tasks related to submitting project investment approval (via bidding or auction processes).
o Oversee documentation related to investment policy approvals and regulatory compliance.
o Ensure the completion of registration, bidding, and investor approval documents, and manage auction participation processes.
o Finalize contract documents with government agencies for bidding projects, as well as investment policy approvals and auction outcome documentation.
5. Risk Management
o Identify potential risks in the project search and evaluation process, and during interactions with government agencies.
o Provide timely reports to leadership and recommend corrective actions as necessary.
o Actively participate in meetings, offering regular and ad-hoc reports on project development as requested by authorized parties.
o Undertake additional duties as assigned by the management.
Job Requirements/Qualifications:
· Bachelor's degree or higher in Construction, Architecture, Urban Planning, or related fields.
· At least 5 years of experience in real estate project development.
· Solid understanding of policies, regulations, and procedures related to project development, investment, planning, and construction.
· In-depth knowledge of land use regulations, particularly those related to investment and project development.
· Proven ability to manage legal project procedures and conduct market research and analysis.
· Proficiency in English communication.
