Social Media Manager — VillaCarte Group (Phuket)

About Us

VillaCarte Group has been developing and managing premium real estate and hospitality projects in Phuket since 2012. Our portfolio includes residential developments Layan Green Park, La Vista Villas, Layan Verde, boutique hotel La Green Hotel, and proptech startup Sabai.

We're a team of 50+ people, international and fast-moving. Our buyers come from Europe, the UAE, Australia, Russia, and Asia — and we're growing.

The Role

We're looking for a Social Media Manager who treats social not as a content calendar job, but as a lead generation engine.

You'll own the full funnel — from creative strategy and content production to community management and reporting on qualified leads. This is a hands-on role: you'll produce content, run campaigns, talk to prospects, and obsess over conversion metrics.

What You'll Do

Generate leads, not just likes Build and manage social media as a real sales channel. Track the full funnel: reach → engagement → DM → qualified lead → site visit. Report on cost per lead and contribution to the sales pipeline.

Own the content strategy Develop platform-specific strategies for Instagram, Facebook, TikTok, YouTube, LinkedIn, Telegram, and LINE. Create monthly content calendars aligned with sales priorities across our brands.

Produce content Direct and produce Reels, testimonials, interviews, and event coverage. Write scripts, manage shoots, handle basic editing. Work with our production contractors when needed.

Manage the community Respond to DMs and comments within 24 hours. Move warm conversations to LINE, Telegram, or directly to the sales team. Nurture ongoing relationships with brokers and prospects.

Optimize and report A/B test creatives, improve CTR and conversion rates, monitor competitors. Deliver monthly reports with clear insights and budget recommendations.

What We're Looking For

• Fluent English (written and spoken) — this is non-negotiable, as our audience is global
• Proven experience turning social media into a lead generation channel — with real numbers to show
• Experience running campaigns targeting international buyers: Europe, USA, UAE, Australia, or Asia
• Hands-on with content production: filming, scripting, basic editing
• Strong sense of ownership — you set goals, track results, and flag issues early
• Based in Phuket or ready to relocate

Bonus points for:

• Experience in luxury real estate or high-ticket products
• Russian language skills
• Familiarity with the Thai or Southeast Asian market
